Things to know when renting office space ▪ 

If you are starting a new business or if you are already running a business from home and need a more professional, work-conducive space; renting an office could be your best decision and option. Once you have a short-list of potential serviced office spaces, it is important to think of questions that will help you make the right decision for you and your business.

  • How much space do you need? (Can you change your office space at short notice should your business expand or contract?)

  • Lease term. (Consider the contract length as you may find it difficult or restrictive to commit to a multi-month minimum contract)

  • Maintenance and utility costs. (Are these included in the total price?)

  • Internet. (Many office leasing companies do not include internet access as part of the monthly bill - beware of hidden costs!)

  • Business rates. (Make sure you know how much the rates will cost you and whether or not you can get them redeemed)

  • Car park. (Is the cost of car parking included and how many spaces are allocated?)

  • Cleaning. (Is cleaning provided for common areas only or also for your office?)

  • Telephone (Is it included in the price? Usually telephone facilities are not included in the price so you may need to arrange the installation yourself)

  • Office equipment. (Is the office furnished or unfurnished. Will you need to incur the cost of furnishing your office space?)

  • Is the price per sq. ft / per room / per person / per desk?

  • Is there an option to use a meeting room? (Is there a charge to use it?)

  • Is there a kitchen area or a lounge? (Is there a charge for using these facilities?)

  • Does the rent include all necessary insurances?

  • Is the office accessible 24/7?

  • Privacy is important to most businesses; how soundproofed are the offices?

  • Is there an on-site facilities manager to assist during normal business hours?

  • If you are not in the office, will your post or packages be securely stored?

  • Should you need to use public transport, how far is the nearest railway station or bus stop?
